Sectional title self storage now in Durban

Storage Unlimited Durban - Self Storage

Storage Unlimited Durban has recently completed their conversion to a sectional title scheme. The development comprises 156 self storage units located in Glen Anil Durban North. The storage facility is one of the newest developments in Durban, with excellent facilities and security.  Apart from self storage, the development also has the potential for 10-20 sectional title offices. These office units are 24 sqm in size and extremely well priced at R 205’000 according to the developer. 15% of the units has already sold, mostly to small accounting firms, laywers for document storage.

Durban has a variety of self storage companies located throught the city and as far as Hillcrest and Balito. Storage Unlimited is however the only one offering sectional title units for sale. Self storage in South Africa as a whole has started to move slowly towards sectional title units, passing some of the capital costs on to smaller investors.

Issue 1

Nobody wanted to buy the ground because it was just a big hole. Eventually a man bought this ground and filled the hole…. and so began the story of the self storage industry in South Africa.

Danny Weiner had lived in Canada and travelled the States, where he saw self storage facilities catering mainly for the seasonal storage of goods for smaller homes. At the time he thought “What a good idea.”

When Danny came back to South Africa, he was in the transport business. In 1980 Mr Weiner bought the Gosforth Park ‘hole in the ground’ land that nobody else wanted from a mining company. For a while it lay unutilised.

Gosforth Park was supposed to be a suburb, but then the government cut a highway through to the township nearby. An opportunity arose to do warehousing. Danny, together with his town planner friend, gave Germiston town council a proposal and was granted permission to proclaim Gosforth Park an industrial area.

In 1986 Danny built a 30 000m

warehouse. So began ‘Woods Warehousing’, lying on the historical Gold Reef of Johannesburg, atop the cavernous tunnels of a network of old minefields.

While doing warehousing, Danny dealt with a lot of personal effects for people. During this time, Danny realised how expensive it was for the man on the streets to store goods and furniture.

An idea in the back of his mind suddenly stirred, and in 1997 Danny built 2 rows of self storage units, starting the first self storage facility in South Africa. As they filled up, Danny –urged on by his daughter Lee —would build another row. So began Woods Self Storage, built on row by row. Today there are 1000units. 

Well…..it takes a visionary to take a hole in the ground and pioneer an entire industry!

NOW THAT’S SECURITY!

Security should be of the highest concern for a self storage facility and the self storage industry as a whole.

Mike Trollip from Store Some More says: “There is only one thing that you want when you store your goods, you want to know that your goods are safe”

At Store Some More, there are 6 layers of barriers to pass before accessing a storage unit: 1. palisade fencing 2. electric fencing 3. beams 4. building is locked 5. alarm system 6. Then each unit is locked.  In addition to which there are guards and off-site monitoring cameras.

Now that’s security!!

There are perceptions of storage facilities as dump yards and this has a connotation for storage that you can use it for illegal purposes.

Cops, border police and customs officials will forcibly open a storage unit if they suspect that there are unwanted goods in your facility.

When you sign an agreement with your client, it is a binding contract, and under this agreement, you should try to protect your customer. However, if the customer knowingly brings in goods that are a risk, the facility manager should do the following:

STEPS:

1. To your best ability, keep client’s personal details confidential.

2. Phone client and tell client that law enforcement agency is on premises and to please come and meet with them.

3. If client doesn’t arrive, then you’ve done what you can to help them.

The law enforcement agency will then open the unit under certain sections of certain laws with or without a search warrant and then take the necessary steps to safeguard the goods. i.e. remove the goods from the premises — usually to a government warehouse .  You will be given the necessary  documentation for removal which can be handed to the client if he is not present.

Storage facilities are soft targets for rogue elements due to:

1. A breach that occurs when information is given out by individuals.

2. E.g. did you know that If a customer doesn’t deliver personally and has drivers, that is where 90% of leakages occur.

3. Private individuals may act for a brand holder and may buy information from workers at facilities, who give them the necessary information to pass onto certain law enforcement agencies, who will then act.

When the goods are removed, the individual will contact the brand holder and then he will be compensated by the brand holder for the removal of illegitimate goods that would have otherwise landed on the street.

Therefore storage facilities should be alerted to these kind of operators.

SOFT TARGETS FOR ROGUE ELEMENTS

Safety in the security industry starts with your facility and its workers. It is a trust relationship you have to have, and on the other hand, you want to trust that your client is not going to bring in unacceptable items.
